THE PINEAPPLE CORPORATION BEGINS CONSTRUCTION OF AMENITIES AT PALERMO

JACKSONVILLE, Florida - The Pineapple Corporation's new upscale European community, Palermo, is taking form along Hodges Boulevard. The builder/developer has four state-of-the-art models under construction and expected to open in late October, and has recently started construction on the community's extensive amenity facilities.

"It is exciting to see our second courtyard community in Jacksonville go from plans and designs on paper to a budding neighborhood," said Executive Vice President/Chief Financial Officer Spencer T. Calvert. "As construction at Palermo continues to progress, buyers will see our vision for this new community come to life and it will be something special they will want to be a part of."

Currently under construction at Palermo are the recreational facility, gate house and community pavilion, all of which will echo the distinctive European architectural flair that is the backbone of the community. The recreational facility, located adjacent to the community's swimming pool, will feature 3,714 square feet of space including a welcoming covered entry, spacious lanai, loggia, two multi-purpose rooms, an exercise room, women's and men's restroom facilities, and a storage area. The pavilion will offer residents a great place to enjoy get-togethers with two summer kitchens complete with 36" grills and sinks, and a drinking fountain. Construction on the amenities is expected to be complete by the second quarter of 2007.

The first phase of homesites at Palermo is selling at a rapid pace with the second phase anticipated to launch later this year. Once construction on the 50-acre community is complete, Palermo will feature 133 superbly crafted single-family homes from the company's two new unique product lines-Primo and Magnifico.

Priced from the upper $600s, Primo offers six courtyard plans ranging from 3,120 to 4,586 square feet. The one- and two-story residences feature four bedrooms, three-and-a-half or four-and-a-half baths, and a three-car garage. Magnifico has eight one- and two-story designs ranging from 2,489 to 3,245 square feet. The courtyard homes in the Magnifico line offer three to five bedrooms and as many as four-and-a-half baths. Magnifico homes are priced from the upper $500s.

Several of the plans in both lines offer a private guest casita, ideal for use as an in-law suite, nanny quarters or home office. All of the homes include opulent interior appointments boasting brand names such as GE, Hurd Windows and Doors, and The Bold Look of Kohler as well as the highest quality finishes including natural stone and other solid surface materials. Among the many spectacular features The Pineapple Corporation has incorporated into each residence are the open courtyards that can be transformed into a private garden with fireplace, fountains or landscaped planters.

In addition to the tremendous opportunity a semi-custom home by The Pineapple Corporation presents at Palermo, the company is also introducing several attractive offers. The Pineapple Corporation is offering a new program, called BRAVO, guaranteeing the best price for purchasers buying in the first phase of Palermo. The BRAVO program ensures buyers will receive the best price and terms for the remaining home/homesite packages in the community's introductory phase at Palermo, regardless of future changes in the price. In the event lower prices or additional sales incentives are offered in the first phase prior to December 31, 2006, all previous purchasers will be issued a credit or refund in an amount equal to the difference of the purchase price.
